Our personal management style is worlds apart from the standard high street agent. The BRH service is personally tailored to you, the landlord, meaning we are available when you need us, including evenings and weekends.
We cover all aspects of property management for your rental property. The timeline below is by no means exhaustive;
Preparing your property for a new tenancy or between tenancies.
We will ensure that your property meets all the regulations and legal requirements set out by the local authority and that all the necessary paperwork, such as EPCs, are in place. We will also arrange any upkeep to the property, furniture or fixings replacement, etc.
Extensive Marketing via the top UK property websites.
We’ll take professional standard photographs of your property to ensure that your property is as attractive as possible before uploading the details to various websites, including Zoopla, Rightmove, and PrimeLocation.
Sourcing Tenants and Viewings
We will deal with all the contact with potential tenants, narrowing it down to ones that fit with your property. We will then organise viewings and perform tenant referencing and financial checks to ensure you get the right tenants in place.
Contracts and Handover
We will arrange for the new tenants to sign the terms and hand over the keys to them. Before this happens, we advise taking an inventory. We cover the cost of the first inventory for all new properties. We will also collect the deposit and hold it in a ring-fenced fund as the UK government requires.
Account Management
We can handle rent collection for you directly from the tenants. We will also make necessary payments to contractors and provide you with invoices. We keep all the financial records on a Trello board that can be accessed online, making it easy for landlords to keep up to date with all the finances for their rental property.
Property Maintenance
When your property requires maintenance, you or your tenants can contact us, and we’ll arrange for a contractor to carry out the work promptly. We can also provide regular property inspections if required.
Tenancy Renewals
When a tenancy is due to expire, we will contact the tenants and draw up renewal contracts.
